Habitat Capital District has a home available for immediate purchase by a qualified buyer.
Although the buyer/s will not be required to participate in Habitat's traditional homeownership program, buyers must be the following requirements:
Live or work in the Capital District for at least one year
A certified household income of no more than 80% AMI
Qualified to purchase the home with an affordable home loan
Completes homebuyer education that is either HUD approved or meets the National Industry Standards for Homeownership Education and Counseling, such as:
Fannie Mae's HomeView homebuyer education
Freddie Mac's CreditSmart Homebuyer U
The home will be sold with a deed agreement that 1) restricts use of the property to owner-occupied primary residence, 2) restricts resale for 30 years to low-to-moderate income buyers, and 3) a right of first refusal to match a bona-fide offer if the homeowner chooses to sell in the affordability period of 30 years.
Open for offers on a rolling basis until the home is sold.
